Signs, Ads, Open Houses etc…
The listing contract used by Alberta Realtors® requires that you acknowledge whether or not your Realtor places a for sale sign in front of your property, places a lock box on the property, holds open houses, shows the property or advertises the property. Some Realtors will also offer additional services on an adendum to the listing contract. If you have specific requests for open houses or signs, make sure you discuss this with your Realtor prior to signing the listing contract.
Statistics show that only 4% of homes sell as a result of open houses, and in our opinion time and effort put towards selling your home is much better spent in other ways. The reality is, an open house is more of an opportunity for your Realtor to prospect for buyer clients than it is for them to sell your home. In addition, there is no way to know who comes into your home during an open house, and whether they are interested in buying it or scoping it out for it’s contents or information on your family. As a general rule the only time we will hold an open house is if the home is vacant and we think there is a chance it will help get your home sold.
Signs
A huge benefit to having a unique web site address for each property we sell, is that we can advertise that address right on your for sale sign. That way if a buyer is interested in your property they can go directly to it’s web site for more information and photos.
If your home backs onto a green space or park, having a large sign on your fence is also advantageous. Directional signs used to be an effective way of driving traffic to your home as well, but the city of Edmonton has limited our ability to use these signs through strict enforcement of sign by-laws.
