Getting the Most out of the MLS
So you’ve heard the MLS is the most powerful tool available to home sellers. Did you know getting the most out of the MLS is not just as easy as calling a Realtor and hoping for the best? To maximize the value of the MLS your Realtor really needs to know the ins and outs of the MLS database. Here are some examples:
- Additional photos and information: if you’ve searched on MLS.ca I’m sure you’ve noticed the buttons on listings for additional photos, a map, a sound bite, virtual tour and so on… if you’ve ever clicked on one of these links you’ve probably found yourself at the listing Realtor’s homepage and had to search throgh their listings and possibly register with their site just to get some more information. This is frustrating and time consuming…. all of our listings have their own web site, and it only takes 1 click to get more information from MLS.ca.
Saved Searches: most buyers working with a Realtor have searches saved through the MLS database so as soon as a new home is listed it is emailed directly to them. The first day your home is on MLS it is typically emailed out to hundreds of buyers looking for a home like yours, and is your biggest chance to make a good first impression with qualified buyers. If it takes your Realtor a few hours, or a day or two to get the photos to the MLS database you’ve just missed you biggest chance to connect with the best buyer for your home.- Timing is everything: Most people know that there are certain times of the year that are better to sell and times that are worse to sell. But did you know that there are times of the week and day that are best to go on the MLS? Depending on the time of the year we can give you advise on the best day to hit the market.
